Sounds right to me. And don't worry too much about (3), it's been known to
happen from time to time and we get by... (It might be smart to move to a
part of Australia where it's a touch warmer all year round than Melbourne
or Adelaide, and less polluted than Sydney or the other big cities. There
are quite a few regional areas that are equable and very beautiful, but
still have universities, libraries and music, etc, near by. (So why am I
shivering my arse off in winter Melbourne? Just stubborn, I guess.)
